“I have known for the last 15 years that Ann Gupta was the ONLY agent to sell our family home in Mission Valley. With my father being in an Assisted Living Center during COVID and me living 2-½ hours away, I was not sure how we would get the task accomplished. Ann made it amazingly easy!
The first thing we needed to do was update the home for the current market. Ann sees all the latest home trends in the Bay Area while showing homes to her buyers. She has the rare talent of seeing through the current condition of a home and can create a vision of what a home can be.
She and I took a walk through the house and brainstormed a wish list off face lifting improvements. Her recommendation was to focus on the items with the biggest impact to maximize our investment dollars.
Ann gave her time to shop for paint colors, engineered wood flooring, tile, countertops, back splash tile, vanities, hardware, casing and base boards while Face Timing me for my opinions throughout the entire process. Ann gave suggestions to spruce up the landscaping to show of the huge lot. She took me on virtual tours of the house’s progress every few days and Face Timed me for making decisions on the fly with the renovations.
We had a blast watching her vision come to life and were able to see a return of FIVE times the original upgrade investment.
Ann treated our house as if it were her own. She was there almost every day to check on the property. She organized and attended all the pre-listing inspections and met the professionals at the house for the minimal repairs that were needed. Due to her many years of being in the real estate industry, she has an impressive list of quality professionals that she works with.
When it came time to list the house, Ann provided the perfect staging to set off the house’s updated look. She spares no expense on the marketing of the house with a professional stager, a professional website for just your house, and a high-quality photographer to capture those ultra-sharp photos that look just as good on a cell phone, as they do on a full-size monitor. She highlights the amenities in the immediate area of the home and reasons buyers should want to live in the community. Ann also puts notes throughout the house drawing the buyer's attention to the home's features.
As the offers began to pour in, Ann put all the main factors of the offers on a spreadsheet and grouped them by price. She went through every offer with me and helped me filter them down to a top five to seriously consider. Her list of all the offers even helped substantiate the price to the appraiser, allowing the appraisal to come in at the offer price.
Ann is the most organized person! She was able to manage the 18, 30-minute appointments, each day for the six days it was shown. All her marketing truly paid off for our house. “A five star rating does not come close to telling the full story about Ann Gupta. When my beloved aunt died, I became responsible for selling her home. I was daunted by the prospect of managing substantial repairs and improvements from a distance (three hour round trip), during the pandemic and shelter-in-place. Ann's enthusiasm, compassion, knowledge and confidence at our first meeting impressed me so much that I abandoned a plan to interview several agents before deciding whom to engage. My initial impression was confirmed, time and time again. Ann was an outstanding communicator and tireless worker. She marshaled work crews and licensed contractors who completed necessary work, at a fair price, within a seemingly impossible time frame. Ann was on-site, often daily, providing photos and videos of work in progress. Ann knew my aunt's neighborhood like the palm of her hand, as well as what would attract (or discourage) prospective buyers in that neighborhood, enabling her to make informed, reasonable and spot-on recommendations regarding home improvements and listing price.
She also exhibited sensitivity regarding my emotional connection to the home. While this was not a prerequisite to my selection of an agent, it made the entire process less fraught. The demands of Ann's job were compounded by COVID-19 precautions and protocols, but Ann remained unflappable, letting nothing stand in the way of effective staging, outstanding marketing, many showings, and --ultimately--multiple, over-listing-price offers. She was committed to maintaining integrity and transparency at each juncture and made clear that good relationships based on honesty and trust are, for her, requisites of the job. That said, Ann is also highly strategic, a trait honed by many years in the business. "I have had a fantastic experience selling our home with Ann Gupta!!! When Ann met me the first time, she provided all the details about the selling procedure. She inspected my home for 30 minutes during her introduction visit and checked each corner to make sure everything is ready for selling. She provided a few minor but essential suggestions which would make a massive difference to a new buyer. I was impressed with her thoroughness. She paid attention to minor details such as baseboard touchup, paint scratches, scratches in the mailbox, ceiling touchup, some lights were not working, etc. She made sure that every single item hashed out before going for the next phase, i.e., photography. She ordered the professional 3D videography, inspection, etc. for my home, and she was personally at the spot to ensure everything goes smoothly.
